However, as these strategies are 'No Money Down' strategies meaning the buyer in this instance (Dynasty Home LTD) can put down a part payment of at least £1 of the asking price. With the Lease Option, the buyer has the right but not obliged to buy the property at the end of the agreed period and with the Exchange With Delayed Completion, the buyer has the obligation to buy the property at the end of the agreed period.

As a reputable and committed property acquisition, management and investment company, Dynasty Homes LTD will certainly see through to completion of any of the Options we take on with the property owner/seller or vendor. With the Exchange with Delayed Completion option, we go into an agreement with you the property owner in contract to purchase your property after an agreed period of 5 to 10 years for an agreed amount, out of which we put down 5% to 10% of the purchase price depending on negotiation as commitment and part payment. We then pay an agreed amount as rent to you on a monthly basis within the 5 to 10 years period while occupying the property. At the end of the agreed period, the total amount paid as rent and the amount put down as part payment are deducted from the full agreed purchase price and the lump sum balance is paid to you the property owner to complete the sale and transfer of title and ownership.

MORE THAN JUST YOUR ASKING PRICE: In some cases we would sweeten the deal and offer a little more than the asking price for your property. However, this is based absolutely on our discretion and financial position at the time of price negotiation.
